Concrete and clay tile suits a Tampa home. It also hides its problems well, which is why it needs a careful eye.

The trouble with tile is underneath

A well-kept tile can outlast the roof under it. The tiles shed most of the water, but the underlayment below does the real waterproofing, and it ages long before the tiles do. So a tile roof can look perfect from the street while the layer beneath is worn through around the valleys and the edges.

Lift tiles, renew the underlayment and re-lay them where the tiles are sound but the layer below is not

Please don't walk on it

Tile cracks underfoot if you step in the wrong place. Many broken tiles we replace were cracked by satellite installers, painters or a well-meaning family member clearing a gutter. Our crews know where to step and carry spare tiles.

Can you find tiles that match mine?

Often, yes, for common profiles and colors. For discontinued tiles we may borrow sound tiles from a hidden slope and put new ones there.

How do I know if the underlayment is worn out?

Leaks with no broken tiles, stains along valleys, and the roof's age are the usual signs. A tile lift at a few spots during an inspection shows the condition directly.

Is tile heavier than shingles?

Much heavier. Switching from shingle to tile can need an engineering check of the roof framing. We will tell you if that applies.
