Roof leak repair

Roof leak repair that finds the real source

Water rarely drips where it gets in. It runs along the deck and the rafters first, then shows up somewhere else.

Where Tampa roofs usually leak

In our experience the culprit is seldom a big hole. It is one of a handful of small parts that take the worst of the sun and the wind-driven rain:

  • Pipe boots. The rubber collar around plumbing vents cracks in the sun after some years.
  • Wall flashing. Where a roof meets a stucco wall, failed step or counter flashing lets water behind the stucco.
  • Valleys. Two slopes meeting carry a lot of water; worn or debris-filled valleys overflow under the roofing.
  • Tiles. A cracked tile lets water reach underlayment that may already be old.
  • Exposed nails and lifted tabs after wind.

What to do right now

Put a bucket under the drip and move furniture and electronics away. If the ceiling is bulging with water, keep people out from under it. If water is near light fixtures or outlets, switch off that circuit. Do not go on the roof in rain or wind. Then call the line, which answers 24/7, and we will get someone out, with a tarp first if the leak is active.

Please don't wait for the dry season. A slow leak soaks the decking and the insulation for weeks before it stains the ceiling.

Questions about roof leak repair

Can you fix a leak while it is raining?

We do not work on a roof in lightning or heavy rain. We can usually tarp it when the weather breaks, and repair it properly once it is dry.

Why does my ceiling leak only in some storms?

Wind direction matters. Rain driven from one side can get under flashing or tiles that stay dry in calmer rain.

Will you check for damage inside?

We check the attic and the decking around the leak and tell you what we see. Drywall and interior repairs are a separate trade.
